Frequently asked
The questions clients actually ask
The fee is paid by the side that engaged me. When I act for a buyer, we fix the fee in the agreement before the search begins — no surprises at the closing table. My work should pay for itself in negotiation: in the prime segment the discount achieved usually exceeds the fee.
Yes, and it is a common scenario. Viewings are held live by video, I gather the documents and send them to your lawyer, and the transaction itself can be completed under a notarised power of attorney. A trip is a matter of preference, not a technical requirement.
Title and how it was acquired, the number of owners and whether any are minors, the absence of seizures, pledges and litigation, the legality of any layout changes, and utility debts. If something raises a question, you hear about it before the viewing, not at the notary.
From two weeks to several months, and that is normal. There are few properties above $500,000 in Kyiv and some never reach the public market. I present a shortlist of three to five rather than twenty, so most clients decide after the second or third viewing.
Not by the label, but by four things: the address and its surroundings, the number of apartments in the building, the engineering (autonomy, ventilation, shelter) and who your neighbours are. A business-class building may have a handsome lobby and three hundred flats; a prime one has thirty and a concierge who knows every name.
It depends on your horizon. For living and long ownership, the prime segment has historically held value better than the mass market — supply is physically limited. For short speculation this is not that market. I do not talk people into buying: if your goals do not match reality, I say so.
